Position Summary:

 

The Real Estate and Development group at UFA is recruiting a leader that will be responsible for all property acquisitions and divestitures done by the organization and its subsidiaries. This group is responsible for acquiring and developing properties to support the organization’s greenfield expansion goals across Western Canada. This greenfield expansion is a critical part of the organization's strategic plan and aggressive growth objectives.

 

Reporting to the Senior Manager, Capital Projects Implementation, the Manager, Real Estate and Development will have accountability for overseeing property acquisitions (including leases, purchases, and development) and divestitures. This role will be focused on working with the business to find and execute on the purchase and development of parcels of land throughout western Canada for new builds including: petroleum sites (cardlock/bulk sites), farm and ranch retail stores, and other commercial developments. The ideal candidate for this position will combine leadership capabilities with a history real estate and development. This position closely collaborates with business development professionals as well as internal stakeholders (operations, legal, engineering, finance, others) and with brokers, purchasers and vendors.

 

Key Responsibilities/Accountabilities:

  • Collaborate with the business and other stakeholders to prioritize markets for land searches for new builds. Research and analyze the merits of prospective sites within designated target markets/areas. 
  • Maintain a network of local experts and brokers to find suitable on and off market properties for purchase and development into UFA sites.
  • Create and maintain a pipeline of properties (land acquisition and development) in new and existing markets for UFA sites (stores, petroleum sites, crop input depots).
  • Negotiate land purchases and leases that support UFA’s growth into desired markets.
  • Prepare and present offers, agreements/contracts, discuss counter-offers details
  • Work with internal counsel to negotiate and finalize offer conditions.
  • Work with internal stakeholders in the business, legal, project management, and business development functions to (where required) subdivide, rezone, permit and prepare properties for development.
  • Prepare and present slide decks, emails, and updates for executive and Board-level communications around site acquisition and development activities.
  • Lead, mentor, and develop the Real Estate team to achieve UFA’s growth strategy.  

 

Qualifications required for the position:

  • University Degree with more than 10 years’ combined experience in commercial real estate and/or development within a company, brokerage, or municipality.
  • Strong negotiating and interpersonal skills.
  • Highly organized and capable of creating and maintaining a pipeline of land and development activities.  
  • Advanced business writing and communication skills.
  • The following experience is considered a significant asset:  
    • Sourcing land and sites for commercial fuel or rural retail businesses
    • Experience in municipal planning and development.
    • Land development and engagement with Municipal stakeholders.
    • Handling Real Estate contracts and transactions in conjunction with conunsel
    • Greenfield building projects in the industrial, commercial, or agribusiness industries.
    • Experience with interprovincial real estate regulations, specifically in Alberta, Saskatchewan, and Manitoba.
