Job Summary:

 

The Real Estate and Development group at UFA is responsible for all property acquisitions and divestitures done by the organization and its subsidiaries. This includes acquiring and developing properties to support UFA’s greenfield expansion strategy across Western Canada. This greenfield expansion is a critical part of the organization's strategic plan and objectives.

 

Reporting to the Manager, Real Estate and Development, the Real Estate & Development Coordinator will have accountability for overseeing property acquisitions (including leases, purchases, and development) and divestitures. This role will be focused on working with the business to identify and execute on the purchase and development of parcels of land for new builds including: petroleum sites (cardlock/bulk sites), farm and ranch retail stores, and other commercial developments.

 

The ideal candidate for this position will combine their real estate skill set with the ability to build relationships and understand the needs of stakeholders. This position closely collaborates with internal teams (real estate, project management, operations, finance) and external partners (brokers, purchasers, vendors) to deliver UFA’s growth objectives.

 

Responsibilities:

  • Collaborate with the business and other stakeholders to prioritize markets for land searches.
  • Work with local experts and brokers to find suitable on and off market properties for purchase.
  • Negotiate land purchases and leases that support UFA’s growth into desired markets.
  • Prepare and present offers, agreements and contracts; manage counter-offers details and work with internal counsel to negotiate and finalize offer conditions.
  • Coordinate with internal stakeholders in the business, project management, and corporate development functions to (where required) subdivide, rezone, permit and other steps to prepare properties for development.
  • Partner with the Project Management function to ensure progress and reporting around site acquisition and development activities.

 

Qualifications:

  • University Degree with more than 5+ years experience in commercial real estate
  • Strong negotiating and interpersonal skills.
  • Experience in municipal planning and development is considered an asset.
  • Experience with interprovincial real estate regulations, specifically in Alberta and Saskatchewan, is considered an asset.
  • A combination of some the following experience in their career to date:
    • Sourcing sites for commercial fuel or rural retail businesses is considered a significant asset.
    • Land development and engagement with Municipal stakeholders.
    • Handling Real Estate contracts and transactions.
    • Greenfield building projects in the industrial, commercial, or agribusiness industries.
  • Ability to travel throughout Western Canada as per business needs
